The documents for the villa are issued at the ARCHESTET office on the day the first payment is made. You will be able to sell the unit only after the full payment of the total unit price.
The documents for the land are officially issued at the notary after the full payment of the total villa price (in 10 months).
The notary is the guarantor of the deal legality. The cost of its services is 1% of the land price.
The buyer pays 1% to the notary every time, no matter how many times the land is sold over these 25 years.
If you want to sell the villa, your buyer will also pay 1% to the notary.
It is stipulated in the contract that you can renew it for another 30 years for White Palm Unit or 23 years for Archestet Villas.
The land will be valued at market price at the time of renewal.
According to Indonesian rules, if you refuse to renew the contract after 27 years (White Palm units) or 23 years (Archestet Villas unit), then everything located on the land is transferred to the use of the previous landowner.
